At Teal India, they understand that the property due diligence process for home loans and mortgages can be time-consuming and complex. That’s why they’ve developed a technology platform that digitizes the process and streamlines the entire experience for their clients.
Their in-house machine learning program (MLP) has enabled us to build a digital, real-time database of ownership records, land records, municipal property tax records, litigation information, RERA, Indian Bank’s auction properties, and CERSAI. This comprehensive database is collated from over 900+ government sources and translated into English from their respective local languages. As a result, the information is easily searchable with just an address, without the need to request for customer documents upfront.
With their independent digital database and address search functionality, they can turn around a Teal Digital Property Search Report (DPSR) in as little as 15 minutes. The independence of their search from reliance on documents submitted by customers ensures that no transaction is missed out, whether it’s mentioned in the narration of the deeds submitted by customers or not.
In addition to their flagship product, the DPSR, they offer a range of services that include legal opinions from lawyers, physical vetting of original documents submitted by customers to the bank, extraction of certified copies from sub-registrars’ offices, document pick-up and delivery, and lien marking. All of these services can be connected via APIs to your Loan Origination System (LOS) or availed by a frontend provided by them, providing you with full flexibility in choosing your use case and at what point in the customer journey you would like to implement their solution, partially or in full.

Legal Executive
Qualifications:
- Can work with confidential documents.
- Has basic understanding of real estate laws (Having sound knowledge of RERA is an added advantage)
- Pays attention to detail,
- Is able to work independently with minimal supervision
- Has good communication skills
- Is proficient in Tamil (Ability to read Tamil is a must.)
- Background in litigation preferred but not compulsory
- Prior experience in real estate law and knowledge of basic property documentation is an added advantage.
Responsibilities:
As a Legal Executive you will be primarily working on preparation of Legal Scrutiny Reports and providing legal opinions that would empower their clients and help them simplify their property due diligence journey.
- Conducting and verification of title due diligence and providing legal opinion
- Drafting and vetting of contracts and other documents
- Effective management of cases allotted and timely reporting of escalations
- Coordinating with external counsels and clients
- Conducting research on land laws of different states and coordination with vendors for securing documents and reports
- Handling property registration work
- Handling other related tasks assigned time to time
