Legal Manager
Qualifications:
- Bachelor’s degree in Law (LL.B.) from a recognized university.
- Minimum 3-4 years of experience as a legal professional with a focus on real estate law.
- Strong knowledge of Indian real estate laws, regulations, and property-related legal procedures, construction law, land acquisition, property development.
- Excellent negotiation, communication, and interpersonal skills.
- Ability to work independently and as part of a team.
- Detail-oriented with excellent analytical and problem-solving abilities.
- Prior experience in the construction or real estate industry is preferred.
Responsibilities:
- Draft, review, and execute Agreement to Sale & Sale Deed for commercial and residential properties.
- Draft, review, and negotiate lease agreements for commercial and residential properties.
- Property Tax Related Compliance Procedures with Local Authorities
- Ensure compliance with lease terms and conditions by tenants and property management teams.
- Address lease-related disputes and take necessary legal actions as required.
- Provide legal support for property acquisitions, due diligence, title investigations, and negotiations.
- Draft, review, and negotiate various contracts, including construction agreements, vendor contracts, joint venture agreements, subcontractor agreements and other legal documents related to property transactions.
- Monitor changes in real estate laws, regulations, and policies and ensure the company’s operations remain compliant.
- Review and advise on various contracts and agreements related to property management, maintenance, and services.
- Obtain and maintain all required licenses and permits for properties under management.
- Manage and coordinate with external legal counsel for any property-related litigation, disputes, or legal proceedings.
- Develop legal strategies to protect the company’s interests and minimize legal risks.
- Act as a point of contact for buyer/tenants’ legal inquiries and concerns.
- Address buyer/tenant disputes, defaults, and eviction procedures while following legal protocols.
- Identify legal risks associated with property operations and propose strategies to mitigate these risks.
- Maintain accurate and organized records of all property-related legal documents, agreements, and correspondences.
- Assist in the preparation of legal documents for court cases when necessary.
- Collaborate with other departments such as finance, operations, and compliance to ensure a comprehensive approach to legal matters.
